Managed by the Elizabethtown-Hardin County Industrial Foundation, the T.J. Patterson Industrial Park is a premier development site in Elizabethtown, Kentucky. The park is at nearly 87% capacity and designed to facilitate easy relocation for businesses of all sizes, with two available tracts ranging from 20 to 24 acres.

Strategic Location

The park is situated within the southwestern city limits of Elizabethtown at 1221 N. Black Branch Rd., providing high visibility and superior logistical access:

  • Acreage: Total park size is 311.40 acres, with two available tracts ranging from 20 to 24 acres.
  • Connectivity: Located just 1.4 miles north of US 62, providing rapid access to I-65 (6 miles), the Martha Layne Collins Blue Grass Parkway (8.7 miles), and the Wendell H. Ford Western Kentucky Parkway (5 miles).
  • Rail Access: The P&L Transportation Inc. rail line runs along the northern boundary of the park.
  • Air & Water: The site is 38 miles from Louisville International Airport and 40 miles from the nearest riverport.

Shovel-Ready Infrastructure

The park is zoning-approved (I-1 Industrial) and designated as shovel-ready, with robust utility infrastructure already in place to support large-scale operations:

  • Electricity: Provided by Nolin RECC and Kentucky Utilities.
  • Natural Gas: Served by a 4-inch line from the Elizabethtown Water & Gas Department.
  • Sewer: A 12-inch gravity line serves the site.
  • Water: Hardin County Water District No. 2 provides service via 12-inch and 24-inch lines.
  • Broadband: High-speed access available through Comcast (Cable) as well as Brandenburg Telephone and Windstream Corp (DSL).
